The Royal Commission for Riyadh City (RCRC) hosted an introductory meeting that brought together landowners, investors, real estate developers, engineering and technical consultancies, and relevant government entities to introduce the architectural and design guidelines for the zone extending between Al-Orouba Road to the south and the Northern Ring Road to the north, within the capital’s central commercial spine. The meeting outlined the objectives of the guidelines, the regulatory and technical framework governing their implementation, and the procedures for issuing building permits within the zone.

The meeting highlighted the zone’s strategic vision, the regulatory and technical framework governing development, and the key urban and architectural principles underpinning the guidelines. Participants were also introduced to the “Green Spine” concept, a defining urban landscaping element that enhances spatial connectivity between pedestrian pathways, the public spaces, and natural elements.

The meeting also highlighted the objectives of the guidelines, which seek to regulate urban and architectural development, reinforce Riyadh’s architectural identity, enhance the pedestrian experience, elevate the quality of the public realm, promote the integration of diverse land uses, and expand green spaces. Collectively, these measures contribute to creating a higher-quality, more vibrant urban environment.

Furthermore, the meeting highlighted the development opportunities enabled by the guidelines. By increasing the Floor Area Ratio (FAR) and allowable built-up areas within a clear regulatory framework, the guidelines optimize land investment efficiency and elevate the quality of architectural outcomes. They also reinforce the zone’s role as a key high-density, mixed-use corridor integrated with Riyadh’s public transport network.

The meeting also featured a comprehensive overview of the regulatory manuals and procedures governing the issuance of building permits within the zone. Participants engaged in direct Q&A sessions with RCRC specialists to clarify development requirements, promoting a unified understanding of the regulatory framework, supporting high-quality implementation, and contributing to the achievement of Riyadh’s urban development objectives.
