RCRC Implements Architectural and Design Guidelines for the Zone Between Al-Orouba and Northern Ring Roads
The Royal Commission for Riyadh City (RCRC) has enforced architectural and design guidelines for the zone extending between Al-Orouba Road to the south and the Northern Ring Road to the north, within the capital’s central commercial spine. Concurrently, RCRC has resumed issuing building permits within this district. This framework will regulate urban and architectural development, elevate the quality of construction outputs, reinforce Riyadh’s architectural identity, and deliver a highly functional urban environment that aligns with the city’s development targets.
The guidelines establish the regulatory and technical framework for development within the zone, through standards that direct the design of buildings, facades, pedestrian walkways, and the public realm to elevate the urban environment and enhance spatial integration between structures and streets.
The framework promotes a human-centric urban experience by supporting greater connectivity, upgrading pedestrian pathways, and enhancing the quality of the public realm. By integrating diverse land uses and expanding green spaces and natural elements, these measures will create a highly functional and comfortable setting while reinforcing the district’s architectural identity.
Furthermore, the guidelines unlock better development opportunities by increasing the Floor Area Ratio (FAR) and built-up areas under clear regulatory parameters. This will optimize land investment efficiency, raise the caliber of architectural outputs, and support the zone’s status as a critical high-density development corridor in Riyadh.
